How we are set up
The crews on your site work for us
The standard arrangement in Dubai is that the contractor you sign with is a management layer. Tiling goes to one firm, plaster to another, painting to a third, joinery to a fourth. Each of them prices to win the package and then protects the margin on site. When the tiler is late, the painter is late, and the person you signed with is on the phone to someone you have never met.
Our licence covers tiling, plaster, painting, carpentry and wood flooring, wallpaper, decorative and ornamentation work, electrical fittings, air conditioning and ventilation, and exterior cladding. Those trades are carried out by our own crews, under our own supervision, on our programme. That is what a contracting licence means and it is the reason we hold one.
Where a package genuinely needs a specialist, we say so before you sign, we name who it would be, and it goes in the contract as a named subcontractor rather than appearing on your site one morning as a surprise.
We do not place people with other companies and we are not licensed to. Our crews work on our contracts.

Before you choose
The hard part is not the building. It is choosing.
Three contractors have quoted. The quotes are not comparable because none of them itemises the same things. All three websites promise quality, turnkey delivery and everything under one roof. Two of them will not give you a landline. One quoted 40 per cent below the others and you cannot work out whether that is efficiency or an omission you will pay for in month four.
Meanwhile nobody has told you which authority approves your plot, what a DEWA NOC is, why your community wants its own no-objection letter, or how long any of it takes.
The quotes do not compare
Different contractors itemise different things, so the cheapest number is usually the least complete one. We price against a bill of quantities you can put next to anybody else's.
Nobody has explained the approvals
The route depends on where your property sits. Mainland, TECOM and Nakheel communities are three different authorities with three different timelines. We map yours before design is fixed.
You cannot tell who is real
Licence number, registration, classification, insurance and the name of the engineer on your job. All five are on this site. Ask the other three contractors for the same five.

Building contracting, steel structures, pre-fabricated concrete housing. New build and structural alteration, subject to our Dubai Municipality classification.

Articles 821 to 824 of the UAE Civil Code make a main contractor answerable for structural safety for ten years from handover. It is the law, it applies to us, and it cannot be contracted out of.

How a job runs, from your call to the completion certificate

Site visit and scope
We come to the plot or the unit and write down what is there. You get a scope of works: what is included, what is excluded, and what we could not establish without opening something up.

Priced bill of quantities and programme
Every line item with a quantity, a rate and a total, next to a programme with dated milestones. Comparable line by line against any other contractor's price, which is the point.

Authority approvals
Building permit through DM, DDA or Trakhees depending on where you are. DCD for fire and life safety where it applies. DEWA NOC. Community or building owner no-objection letter. You get a submission calendar with the responsible party against each item.

Contract and mobilisation
Payment schedule tied to signed milestones, retention, defects liability period and the reaction time within it, all stated. Named engineer, named site supervisor, named point of contact.

Construction, with a weekly report
Progress against programme, photographs, what changed and why, and anything that needs a decision from you. Every week, whether the news is good or not.
- 06
Snagging, handover and the defects period
We produce a snag list before you do. You add to it. Nothing is signed off until it is closed. Then the building completion certificate, the as-built documentation, and a defects liability period with a stated reaction time.
Articles 821 to 824
The law gives you ten years, and we cannot sign it away
On 1 June 2026 the United Arab Emirates replaced its Civil Code. Decennial liability, which used to sit in article 880, now sits in articles 821 to 824 of Federal Decree-Law No. 25 of 2025. Anyone still quoting article 880 at you has not read the new code.
What it says: where we act as main contractor on a building, we and the engineer are jointly liable to you for ten years from handover for total or partial collapse and for defects that threaten the stability or safety of the structure. Liability does not depend on proving we were at fault. It cannot be excluded or limited by agreement, and a clause that tries to do so is void. You have three years from discovering a defect to bring a claim, and the defect has to arise inside the ten-year window.
We are pointing at this rather than at a guarantee of our own for a reason. A guarantee from a company incorporated in September 2026 is worth whatever the company is worth. The statute is worth the same whoever signs the contract, and it is the floor under every conversation you have with any contractor in this country, including the ones who have been here forty years.
Two honest limits. It attaches to the main contractor, and the new code expressly leaves subcontractors out of that regime, so if we are working under a main contractor on your project the chain runs through them. And it concerns structural safety and stability, not finishes. A defective tile is a defects liability period question and it belongs in your contract, which is where we put it.
In writing, not in words
What you can hold us to
Every item below goes into the contract before work starts. None of it is unusual on this market. What is unusual is publishing it, and we do that because we have no track record to publish instead.
Performance bank guarantee
A bank stands behind our performance for an agreed percentage of the contract value. If we fail, you call on the bank, not on us.

Advance payment guarantee
Any advance you pay is covered by a separate bank guarantee for the same amount, released as the work is performed.
Payment against signed milestones
You pay when a milestone is signed off, not on a calendar. If the work has not happened, the payment has not fallen due.
Retention
A percentage of every payment is held back until the defects period closes.

Al Sa'fat
Green building in Dubai, minus the badge
Dubai's green building system is Al Sa'fat, in force since 19 October 2020 under Administrative Resolution No. 154 of 2020. Silver Sa'fa is the baseline condition for a building permit, so every contractor in the city meets it and none of them deserves credit for saying so. Parts of the Silver requirement are relaxed for private villas, investment villas and industrial buildings unless a higher rating has been applied for.
Gold and Platinum are different. They change specification, they change cost, and they have to be decided before design is fixed rather than discovered during construction. If you want one, tell us at the scope stage and we will price both routes so you can see what the difference actually costs.
Estidama and the Pearl Rating System do not apply here. They are Abu Dhabi. A Dubai contractor listing them on his website has copied the text from somewhere else.

Which of these applies depends on where your property sits, and it is the first thing we establish.
Set as text on purpose. No authority logo, emblem or crest appears on this site: reproducing one would imply an endorsement the company does not have.
